Macro positioning: the Hosur Road corridor
Electronic City lies along the southern Hosur Road (NH-44) axis, in Anekal taluk on Bengaluru's southern edge. The corridor's defining feature is employment density: roughly 200 IT and ITES company campuses are concentrated here, including the headquarters operations of Infosys and Wipro and major facilities for TCS, HCL, Tech Mahindra and Biocon. That concentration produces a self-reinforcing residential market - a continuous inflow of professionals who need homes to buy and rent within a short commute of their offices. For two decades the corridor's weakness was its commute; the arrival of the metro has changed that calculus fundamentally.
Micro positioning: why Neotown Main Road
Within Electronic City, Neotown Main Road is an established residential pocket rather than a purely commercial stretch, which gives SNN Electronic City a neighbourhood character - local retail, schools and clinics already function around it - while keeping the technology campuses a short hop away. A high-rise project here benefits from being inside the employment catchment yet on a road oriented toward living rather than office traffic.
Road and metro connectivity
Hosur Road / NH-44 is the adjacent arterial spine; the Electronic City Elevated Expressway gives a signal-free run toward Central Silk Board; and NICE Road provides a bypass toward Mysuru Road, Bannerghatta and the western suburbs. The headline story is the Namma Metro Yellow Line: a fully elevated 19.15 km corridor from RV Road to Bommasandra across 16 stations, tracing the Hosur Road alignment, which opened to the public in August 2025 and is operational in 2026. The Infosys Foundation Konappana Agrahara station sits roughly 1.1 km away and the Electronic City station about 2 km. Because the line runs on an elevated viaduct above the road, journey times are independent of the traffic below. A future extension beyond Bommasandra toward Attibele and Hosur is planned, which would convert the Yellow Line into an interstate corridor.
Schools, hospitals and retail
The locality is unusually well served on schooling, with a cluster of international and national-curriculum schools - Delhi Public School, VIBGYOR High, Treamis World School, Ebenezer International, Candor International and others - within a few kilometres. Healthcare is anchored by the Narayana Health / Mazumdar Shaw campus, one of South India's best-known cardiac and multispeciality institutions, about 6 km away, alongside Sparsh, Apollo Clinic and other hospitals. Day-to-day and lifestyle retail are already present - D-Mart and MK Retail for groceries, the Neotown and Central retail strips, and malls and multiplexes along Hosur Road.
Honest trade-offs and the investment case
No location is without compromise. Electronic City's far-south position means the airport drive is long, peak-hour road travel toward the eastern tech belt remains slow, and the locality is dense and busy on weekdays. These are real considerations, substantially offset by the metro, the expressway, the depth of social infrastructure, and a price point below the Whitefield and ORR alternatives. The investment logic is structural: a captive base of around 200 IT campuses underpins both resale demand and a deep rental pool; gross rental yields of roughly 4 to 5 percent are among the highest in Bengaluru; and the metro has already driven an approximate 16 percent rise in average apartment prices over the trailing year, with further re-rating likely as ridership matures and the Hosur extension advances.
